Short lets can generate a healthy and considerable income for a period of availability as they offer travellers an alternative to staying in hotels and at higher night rates compared to longer-term rentals.
Income will depend on several factors that drive demand such as the season, pricing, quality and features of the property, location, of course, availability, size and supply in the area.

There is no fixed minimum rental period to rent out your property, but to show the full potential value that can be generated from your property, we suggest to have at least a month or more availability.
You can rent on a short let basis in most of the UK without limitations; however, there are a few locations where restrictions may apply.
In London, property owners can rent the property on a short let basis for 90 days annually unless you have permission from the local council to rent for longer.

If you need to keep personal belongings in the property, then using a secure storage space will enable you to use them when you stay but prevent guests from accessing them.
There are two main ways to check-in, one is self-check-in, and the other is to check in the guests in person, for self-check-in, this is done by retrieving the key from a key lockbox, a smart key lock system or collection from a key storage point.
We ask all guests to pay a deposit; this helps screen guests to ensure they are serious about their stay and make them aware that they could be liable if something is damaged.
Some booking channels provide insurance cover in the case of damages, for example, Airbnb and TripAdvisor, if there is supporting evidence of damages then we will raise a claim for you and normally they will cover the damage.
You may also want to consider having your own insurance to cover any potential damages, there are several companies now offering insurance specifically for short let and holiday lettings, we can recommend these to you if needed.
House Keeping
Our housekeepers provide hotel-grade services. We will take care of arranging the replenishment of essential items such as WC rolls, hand soap as well as cleaning products if required.
It’s important to provide guests with clean linen and towelling as part of their stay. We may use a linen delivery service if it covers the property location, otherwise, we will require you to provide a few sets for the cleaning company to launder
Professional Cleaning
Our hosts can expect an impeccable, clean place after each visit. Depending on the property location we will use either in-house cleaners or professional cleaners to clean and prepare the property to a guest-ready standard.
Property Maintenance
From quick little fixes to repainting the walls, our handymen can take care of any basic property maintenance task and will be on call 24/7 during your guest’s stay. All tradesmen and handymen we work with are vetted and insured.
Check-In / Out Reports
To ensure your property is regularly maintained and that damages by guests are recorded for insurance purposes, we will conduct and property condition at check-in report and a check out inspection to compare the conditions.
